4BD/3BA, SLEEPS 14, HOME LOCATED IN THE HEART OF PORT ST. JOE.  RESTAURANTS, SHOPS, AND PARKS ARE LOCATED WITHIN WALKING DISTANCE!

Breaking Winds Boarding House is a newly renovated, beautifully decorated 4BD/3BA luxury home that sleeps 14 people. The home has all the modern amenities you'll ever want but still maintains tons of charm and character of an old Florida cottage!  The location is perfect and is less than one block from St. Joseph Bay in the heart of Port St. Joe. Centrally located in the quaint downtown of Port St. Joe, you can easily walk to restaurants or shops and explore our little town.  For the beach lover, it's a short drive to several surrounding beaches with miles and miles of sugary white sand and pristine water for you to explore!  For the angler, there's plenty of boat parking, and the boat ramp is just two minutes away.  Fishing is abundant and right at your fingertips!  Pets are welcome as we love our furry four-legged friends.

Upon entering the home you'll be greeted with a spacious, open-concept living area with plenty of room to gather with family and friends. There are three large couches and additional seating.  The dining area comfortably seats 8 people.  The fully stocked gourmet kitchen overlooks the dining/living area and features quartz countertops, stainless steel appliances, a TV, and a breakfast bar that seats 6 people.  This is a gourmet chef's dream kitchen!  Brand new vinyl plank flooring flows throughout the first level. 

The master suite is conveniently located on the first level and features a comfortable king-sized bed, TV, an oversized, custom tile shower, and double vanity.  An additional bedroom on the main level has a queen-sized bed, TV, and a full bathroom right across the hall with a tub/shower combo.  The laundry room is located on the main level with a full-sized washer and dryer.

The second level has a private entrance from the main house and features two additional bedrooms.  One bedroom has two double beds, a set of bunk beds, and a TV.  The other guest bedroom has two queen beds, a TV, and two futon sofas.  The large full bathroom has a shower/tub combo and double vanity.  There's a bonus room perfect for the kids to hang out and play games.

When you are ready to relax and kick back, there's plenty of outdoor living for you to enjoy! You'll find a spacious screened-in porch perfect for sipping your morning coffee or enjoying an afternoon beverage in a peaceful, quiet atmosphere.  The private backyard features a fire pit, charcoal smoker/grill, and plenty of shade!  There's also an outdoor shower and fishing cleaning station.  

Other features include new high-quality mattresses, plenty of board games for rainy days, pet accessories, and parking in front and rear of the home.

When you are ready to venture out visit the historic lighthouse, ride horseback on the beach or take the ferry over to St. Vincent Island for the day!  Nearby beaches include St. Joe Beach, Mexico Beach, Cape San Blas, and Indian Pass.  Don't forget, there are plenty of fishing charters for you to take a trip out on the water and hopefully catch your dinner for the night.   About 25 miles away is the historical fishing community of Apalachicola.  It's perfect for a day trip to do a little shopping, stroll along the Apalachicola River or grab some of the best seafood around!  You won't be disappointed!  There are so many options to do without crowds or traffic!

CANCELLATION POLICY:  We strongly encourage our guests to purchase optional travel insurance to protect their vacation investment.  All reservations include an administrative fee of $35 (plus taxes) upon booking which is non-refundable in the event of reservation cancellation.

A SIGNED RENTAL AGREEMENT IS REQUIRED UPON BOOKING. 

Reservations canceled at least 60 days before the check-in date will receive a 100% refund, minus cancellation fees. Reservations canceled between 30 to 60 days before the check-in date will receive a 50% refund, minus cancellation fees.  Reservations canceled less than 30 days before the check-in date will result in forfeiture of the full advance rental payments and any other payments.

 EXTRA CLEANING MEASURES HAVE BEEN PUT IN PLACE, AND THE HOME HAS BEEN DEEP CLEANED AND SANITIZED IN BETWEEN GUESTS

4-night minimum

The minimum age requirement is 25 years old.

This property is pet-friendly and allows up to 2 dogs.  THERE WILL BE A PET FEE OF $125, PLUS TAX WHICH WILL BE APPLIED TO YOUR RESERVATION IF APPLICABLE.

Boat parking is available.

A separate one-bedroom apartment is above the home and currently has a long-term renter. No worries though, there's a separate entrance and you won't even know someone is there.
